The City has received an application to rezone land at Curlew Place (500 Kenmount Road) from the Residential (R1) Zone to the Residential 2 (R2) Zone to accommodate Semi-Detached Dwellings.

The subject property is within the Residential District of the Envision St. John’s Municipal Plan and is zoned R1. Semi-Detached Dwelling is not a listed use in the R1 zone, so a rezoning is needed. The applicant proposes to develop 18 Semi-Detached Dwellings and one Single Detached Dwelling. A Municipal Plan amendment is not needed to consider this rezoning.

    Thank you for your question. The applicant is not proposing any commercial uses and has requested to rezone the property to R2.
